By placing a booking you are agreeing to the following terms and conditions below.

1. Availability:

2. Reservations:
A reservation can only be confirmed once the deposit has been received.
All reservations are acknowledged by email.

3. Deposit:
A deposit of £100 per week is payable at the time of reservation. In the event of cancellation the whole deposit would be forfeited.
Payment can be made by bank transfer and we also accept personal cheques.

4. Balance of payment:
The balance of payment is due 2 months prior to the arrival date. In the event of cancellation after the balance has been paid no refund will be made unless the property is re-let. Guests are advised to take out travel insurance to cover for any potential losses.

5. Party Numbers:
The property will be let only to the agreed number of people stated at time of booking. The hirer will not invite others to make use of the accommodation and / or the facilities associated with it.

6. Arrival/departure:
The property will be available from 3 pm on the day of arrival and should be vacated by 10:00 am on the day of departure. This is to allow for cleaning between lets.

7. Cleaning:
The property will be thoroughly cleaned prior to the start of each let and it should be left in a clean and tidy condition.

8. Pets:
No pets are allowed in the property and / or the grounds.

9. Smoking:
Smoking is not permitted within the property and / or the grounds

10. Loss/Damage:
The Proprietors accept no responsibility for loss or damage to personal possessions or personal accident. Guests should ensure that they have adequate insurance cover. The proprietor should be compensated for any damage or breakages which may occur (fair wear and tear accepted).
